My Safe Florida Home Grants for Impact Windows and Doors

My Safe Florida Home is a Florida Department of Financial Services program that provides a free wind mitigation inspection and grants of up to $10,000 for recommended upgrades such as impact windows and doors. Under the current program rules, grants go only to low and moderate income homeowners. Low income grants need no match; moderate income grants pay $2 per $1 you spend.

What Is the My Safe Florida Home Program?

The inspection and grant are separate applications, and an inspection does not guarantee a grant. Funding is set by the Florida Legislature and awarded first come, first served while funds last, so check current availability at mysafeflhome.com before you plan around a grant.

My Safe Florida Home (MSFH) is a state program created under Section 215.5586, Florida Statutes, and run by the Florida Department of Financial Services (DFS). It has two parts:

A free hurricane mitigation inspection

A program inspector documents your home's wind-resistant features on the state's Uniform Mitigation Verification Inspection Form and recommends specific improvements.

A hurricane mitigation grant

Eligible homeowners can receive money toward the improvements recommended in that report.

Who Is Eligible for the Free Inspection?

Your home must be:

Condos, co-ops, multi-family homes, retirement homes, mobile and manufactured homes, second homes, and rentals are not eligible. Condo associations should look at the separate My Safe Florida Condo Pilot Program on our condo and HOA guide.

Who Qualifies for a My Safe Florida Home Grant?

To apply for a grant, the program requires that:

Income Tiers and Priority Groups

The Legislature has directed the program to prioritize households by income and age, measured against county median income using U.S. Department of Housing and Urban Development (HUD) figures adjusted for household size.

Your group determines when applications open to you, and the program says groups cannot be changed once assigned. If funding runs out before your group opens, you cannot apply that round.

How Much Is the Grant, and How Does the 2-to-1 Match Work?

These illustrations follow the program’s Homeowner’s Guide. Your grant depends on your approved application and the work completed.

The maximum grant is $10,000.

Low income grants: no homeowner match. The program pays the applicant directly for the actual cost of recommended improvements, up to the limit, and a paid-in-full invoice is not required at the draw request stage. You are responsible for paying your contractor.

Moderate income (matching) grants: a reimbursement. You pay the contractor in full, then the program reimburses two-thirds of eligible costs, up to $10,000. The state contributes $2 for every $1 you contribute.

$9,000 project

$6,000 grant, $3,000 your share.

$15,000 project

$10,000 grant, $5,000 your share.

$20,000 project

Two-thirds would be $13,333, above the cap, so the grant is $10,000 and your share is $10,000.

What Improvements Qualify?

The Homeowner’s Guide lists four improvement types, funded only when recommended in your initial inspection report:

Opening protection

Impact-rated windows, exterior doors, sliding glass doors, garage doors, and skylights, or impact-rated shutters.

Roof-to-wall attachment

Clips, straps, or wraps connecting trusses or rafters to walls.

Roof deck attachment

Added or upgraded nailing of the roof sheathing.

Secondary water resistance

A sealed roof deck or approved underlayment method.

Townhouses are eligible for opening protection only. For windows and doors, three rules matter most:

How to Apply for My Safe Florida Home, Step by Step

Respond to any Request for Information within 60 days, or the program can close your case.

Create your portal account

At mysafeflhome.com and complete the Prioritization Questionnaire.

Apply for the inspection

When your group opens, and upload any requested documents.

Complete the initial inspection

The program assigns the inspector. The report is usually uploaded within 14 days and expires 24 months after the inspection.

Review your report

And opt in to the grant phase if improvements were recommended.

Get quotes

For the recommended openings from a Florida-licensed contractor. Verify the license at myfloridalicense.com.

Submit the grant application

With your declarations page, planned improvements, and your contractor’s name and license number.

Wait for grant approval before any work or permitting begins

Projects completed before approval are denied.

Complete the work and close the permit

You have one year from approval to request the final inspection, or you can request a 6-month extension.

Request your one final inspection

Then send the final report to your insurer and ask about discounts.

Submit your draw request

With the itemized invoice, proof of payment (moderate income), and proof of insurance premium changes. The program mails the check to the applicant; allow at least three weeks after approval.

Checking Funding Status

Funding is set by the Legislature and released by priority group. The Legislature reappropriated program funds in the 2026 budget, and many inspected homeowners have waited for their group to open. Not under the current rules. Households above the moderate income limit are placed in Group 5, which is not eligible for grants. The program may open inspections to higher income households if inspection funds remain, but grants are limited to low and moderate income households.
